Structured facade maintenance

The VMRG has drawn up a number of regulations for structurally maintaining an aluminum facade from new construction/delivery, including a thorough plan with product specifications and maintenance frequencies. In practice, however, the situation proves more difficult. We are joined by Hans van der Griend of Nestaan Facade Maintenance. According to him, during the first few years people mainly sit back and don't look at the maintenance.

Facade maintenance is still a neglected child, Van der Griend knows from experience. "Only when it becomes visible to everyone and the first markings appear on the facade do people start thinking about maintenance. By then it's actually too late and you're behind the times. We try to get building owners and real estate parties to put maintenance between the lines.

"We look at a situation, record things in photographs and advise from there what is possible in terms of maintenance. You make performance agreements with each other and say at such a time that the building must remain at that level. The bottom line is that the appearance should never get dirtier than the image in the photo." Van der Griend also describes it as his company's strength. "We make a multi-year plan so that work can take place early. This explains how the facade will be maintained, within a feasible budget and with a pre-agreed performance. Structured facade maintenance gives demonstrable returns in the long term, it's just a matter of giving it the right attention in an organization."
