On Urkerweg in Emmeloord there are four flats, Nijenbeek, Hulkesteijn, Verlehorst and Old Putten. These flats were in need of maintenance and a future-proof update. An extensive job in which the apartments were completely renewed on the outside and made future-proof. The old facades were replaced by new, well-insulated facades. This advanced insulation is the foundation of sustainable living, guaranteeing thermal comfort all year round. Cold winters and stifling summers indoors are thus a thing of the past.
The four buildings are on an access road to Emmeloord in a picture-perfect location. Housing corporation Mercatus wanted to give the flats a second lease of life with a focus on sustainability, housing quality and an aesthetic upgrade. The new outer shell of the buildings reflects the character of the time, the DNA of the Northeast Polder. The houses were not only very well insulated and made airtight, but also equipped with quality sun blinds. This not only improves living comfort, but also contributes to the energy efficiency of the homes.
"As a chain partner of Mercatus, we mainly take care of the technical side of the project," says business office manager Pepijn Harleman of Talen Vastgoedonderhoud. "In consultation with the residents, we thought along with the architect on the design, taking into account the prominent location of the flats. We arrived at a powerful facade image, consisting of sleek facades in a gray tone combined with white, eye-catching frames." Incorporating shading techniques into renovation plans not only improves the visual aspect, but also promotes energy efficiency and combats overheating. Architectural sliding panels on the façade prevent overheating during the hot summer months, while the DucoSlide blinds blend seamlessly into the modern ensemble and, thanks to wooden slats, add a unique touch to the façade appearance.
"We have to insulate the flats and the windows well today," says Mercatus project manager Durk Grouwstra. "But because of this better insulation and airtightness, you also have to watch out for overheating from solar radiation. The priority function of windows is to let in qualitative daylight. Moreover, they provide contact between our residents and their outdoor environment. So properly addressing solar radiation is necessary. And this is where solar shading comes in."
